The Frisco real estate market is undoubtedly one of the most dynamic and sought-after in the Dallas-Fort Worth area as families continue to choose Frisco as their home. Whether you’re a first-time homebuyer, a seller looking to capitalize on your investment, or an investor seeking the next big opportunity, understanding the intricacies of this market is essential. In dynamic markets, it takes dynamic experts in their fields to properly and successfully navigate the ebbs and flows of real estate. Shelby Sokolash, a seasoned real estate professional with deep roots in Collin County, does just that. With 14 years of experience and a down-to-earth, relational approach, Shelby’s expert knowledge helps navigate the complexities of the Frisco real estate landscape.
Understanding the Frisco Market
Frisco’s real estate market continues to thrive, though Ms. Sokolash believes it has slowed naturally, with more communities in our surrounding areas also booming. In the second quarter of 2024, homes in Frisco were on the market for an average of around 40 days, with 95.8% of sellers receiving at or over their list price. The average sales price during this period was $819,000, an increase from $750,000 in 2022. With more than 700 homes currently for sale in Frisco, the demand for Frisco properties is healthy and shows no signs of slowing down.
The market conditions present an excellent opportunity for sellers to maximize their returns, and Ms. Sokolash says sellers have a significant advantage right now. However, interest rates are higher than they have been in the past. “That means there’s not as many buyers out there for the number of homes that we have. So, we may have more sellers who are willing to work with you more so than they were over the last couple of years. Sellers are more likely to negotiate on price and/or give seller concessions, which can reduce funds out of pocket at closing,” she explains.
While high interest rates seem daunting, Ms. Sokolash believes they can also benefit the buyer. She continues, “It likely will be some time before interest rates are significantly lower. I believe there are many advantages to buying now, as a good amount of inventory is available. Purchasing at a higher interest rate means less buyer competition and better negotiation opportunities, as well as the chance to refinance when interest rates drop.”
A Unique Partner
As a proud Collin County native who has seen firsthand how the area has evolved over the years, Shelby sets herself apart in the field through her market and area knowledge, her relationships with clients, and a passion for ensuring they are taken care of and have a great buying or selling experience. Her deep connection to the community gives her an edge in understanding the local market dynamics.
Shelby’s approach to real estate is simple yet effective: prioritize the client through personalized relationships and make sure they’re taken care of. Over the past 14 years, she has built a reputation for professionalism, attention to detail, and unwavering commitment to clients’ needs. Whether you’re buying or selling, Shelby takes the time to get to know you and your goals.
When it comes to business and helping her clients, it’s about relationships. “I don’t have an assistant – I want my hands in everything when it comes to my clients, and I want to make sure I know what’s happening and that they’re being taken care of. I want them to know that they can come to me; they’re not going to have to jump through hoops to try to get ahold of me. You’re going to get me from start to finish the whole time.” Ms. Sokolash explains. This personalized approach has led to long-lasting relationships and a strong foundation of repeat clients and referrals.
Shelby’s success as a real estate agent isn’t just about closing deals; it’s about working together to help people buy or sell their homes. And I think sometimes agents and clients can lose sight of the end goal. “Sometimes it’s about compromising, right? It’s relationships. It’s working together to make that happen versus making it a struggle in a stressful situation to make the end goal happen, which is part of my method of how I try to do things,” she includes.
Navigating the Market with Confidence
For first-time homebuyers, navigating the Frisco real estate market can be overwhelming, admittedly. Shelby recommends first-time buyers seek out a seasoned agent, given that tenure in the industry results in an agent who is more knowledgeable and has more experience on all fronts.
“In working with an experienced agent – we go in so many houses…we know what to look for. We’re thinking about the future, and we’re also thinking about resale. So even going with a newer agent with a seasoned mentor to help them make sure that they’re hitting on all those parts would be great,” she explains.
It’s important to note, too, that for buyers and sellers, something often overlooked is the quality of and how well you maintain your home. “It’s really more important than having an updated home that wasn’t maintained well. The cosmetic things you can change – I know not everybody wants to, but I would rather have a house that may not be quite as updated, but I know that the seller took care of anything and everything that came up right away,” Ms. Sokolash admits.
As the Frisco market evolves, having someone like Shelby on your side can make all the difference. With her personalized approach and deep understanding of the local market, she’s the ideal partner to help you navigate the complexities of real estate.
